But how efficient are our buildings really? And how can this be made measurable and comparable?
The energy efficiency class of a building indicates how high the energy requirement or energy consumption per square meter of heated area is. It is shown on the energy performance certificate and ranges on a scale from A+ (very efficient) to H (very inefficient). A distinction is made between the demand certificate, which determines the calculated energy requirement on the basis of the building envelope and heating technology, and the consumption certificate, which is derived from the measured consumption of the last three years.
This is precisely where Nexiga comes in: using official data, freely accessible data (open data sources) and other information, for example from real estate advertisements and survey data, Nexiga models the respective energy source for over 22 million buildings. Based on this, we calculate the specific final energy demand in accordance with the principles of the requirement certificate in kWh per square meter on the basis of the statutory DIN specifications (DIN V 18599) and assign each building to a specific energy efficiency class.

In the 3D viewer for Frankfurt a.M., we have assigned an energy efficiency class to residential and mixed-use buildings. Around a third of the purely residential buildings are in classes A+ to C, while another third are classified as E or worse.
Almost 37% of all residential buildings in Frankfurt have the calculated energy efficiency class D. Modern new buildings in Frankfurt usually perform very well, while unrenovated old buildings are generally much lessenergy efficient.

Making energy efficiency visible - with data from Nexiga
This means: renovation potential is visible. Investing today saves costs in the long term and reduces CO₂ emissions - but only with the right information on each individual building can this potential be measured and used by stakeholders.
The special feature: until now, the heat demand - and therefore the energy efficiency class - could only be determined for residential buildings. Using official cadastral data from the German federal states and specially developed AI algorithms, Nexiga has now also determined the heating requirements of buildings used for commercial purposes - from office buildings to factories. The calculation was carried out separately for space heating and hot water on the basis of the thermal envelope in accordance with DIN V 18599.
The heat demand was determined for cold, warm and average years (based on the last ten years). The result: a complete heat atlas of all heated buildings in every municipality in Germany.

Heat planning 2.0
Efficient heat planning and refurbishment save money, especially in old buildings. Not only the quality of the building envelope (e.g. insulation or window quality), but also the heating technology used are decisive for the demand certificate. Different energy sources and systems have different levels of efficiency: while a gas or oil heating system converts the energy used almost completely into heat, a heat pump also uses environmental heat and can therefore provide several times more heat from one kilowatt hour of electricity. As a result, buildings with heat pumps are often classified as significantly more efficient.
